For example, if today were Jan. 1, 2018, and you wished to move into your new home in the spring 2019 (around April 1), you’ve set your personal timeline to build a new custom home in 15 months.

Your Personal Timeline: Begin With The End In Mind

Many things must occur in order for you to be settled by the date you wish. It might make it easier to achieve this by starting the process with this date in mind. That means you should spend time with several qualified builders to determine how long custom home building will take.  

Once you have an idea of the actual construction time frame, back your way into the rest of the required activities. Make a checklist like the following, and add deadlines:

  • Interview three real estate agents and make a selection by Jan. 31
  • Work with your agent to find a lot for your new custom home by Mar. 30
  • Meet with several construction loan officers and complete loan process by April 15
  • Complete your custom home design process, contract, and selections with your builder by May 15
  • Work with your builder to complete permitting and final planning by July 31
  •  Start Construction on Aug. 1 for eight months
  • Schedule settlement with your builder by Mar. 30
  • Move in on April 1, 2019.

While this checklist and schedule are a little rudimentary, it demonstrates how you can plan the events required to build a custom home in Maryland.
